India’s residential real estate market remained resilient during the first half of 2026, with approximately 1.71 lakh homes sold across the country’s eight major residential markets.
Mumbai continued to lead India in overall housing sales, while Bengaluru recorded one of the strongest growth performances, supported by employment opportunities, infrastructure development and sustained demand for residential properties.

Mumbai Remains India’s Largest Residential Market
Mumbai Metropolitan Region (MMR) remained India’s largest residential property market, recording approximately 47,355 housing sales in H1 2026.
The market continues to benefit from strong end-user demand, redevelopment activity, infrastructure expansion and significant demand for premium and luxury properties.
Mumbai’s sales volume was considerably higher than any other major residential market during the period.
Bengaluru Records Strong 5% Growth
Bengaluru recorded approximately 27,968 residential sales, representing 5% year-on-year growth.
This makes Bengaluru one of the strongest-performing major housing markets in H1 2026.
Demand continues to be supported by Bengaluru’s technology and GCC employment base, infrastructure development and residential expansion across major growth corridors.
At the same time, buyers should carefully compare individual micro-markets because supply, pricing and infrastructure can differ significantly across Bengaluru.
Pune Maintains Healthy Housing Demand
Pune recorded approximately 24,890 residential transactions during H1 2026, representing around 2% year-on-year growth.
The city’s combination of IT, manufacturing, education and employment opportunities continues to support residential demand.
Delhi-NCR Sales Decline
Delhi-NCR recorded approximately 24,862 housing sales, representing a 7% year-on-year decline.
Despite the fall in overall transaction volume, NCR remains one of India’s largest residential markets, particularly in the premium and luxury housing segments.
Home buyers should evaluate individual locations carefully because market conditions can vary significantly across Gurugram, Noida, Greater Noida and other NCR locations.
Hyderabad Continues to Be a Major Housing Market
Hyderabad recorded approximately 19,249 residential sales in H1 2026.
The city’s technology sector, infrastructure development and availability of large residential projects continue to support its housing market.
Chennai, Ahmedabad and Kolkata
These three markets recorded comparatively lower transaction volumes but remain important residential markets:
Ahmedabad: 9,581 units
Chennai: 9,198 units
Kolkata: 8,368 units
The performance of these cities demonstrates that residential demand remains geographically diversified rather than being concentrated entirely in India’s largest markets.
Premium Housing Is Becoming More Important
One of the most significant trends in India’s housing market is the increasing contribution of higher-value properties.
Homes priced above ₹1 crore accounted for approximately 54% of residential sales across the top eight markets during H1 2026.
This indicates a continued shift toward premium and higher-ticket housing, particularly in India’s major employment and business centres.
