The Reserve Bank of India (RBI) has kept the Repo Rate unchanged at 5.25% in its August 2026 Monetary Policy meeting.
After significant rate reductions during 2025, the RBI has chosen to maintain the current policy rate. This means there is no fresh RBI-driven reduction in repo-linked home loan interest rates at present.
What Does This Mean for Home Loan Borrowers?
For borrowers with repo-linked floating-rate home loans, the unchanged repo rate generally means there may be no immediate change in EMI or loan tenure purely because of the August RBI policy decision.
However, the actual home loan interest rate offered by a bank depends on several factors, including:
- CIBIL / credit score
- Income and repayment capacity
- Salaried or self-employed profile
- Loan amount and LTV
- Property and employer profile
- Bank-specific spread and pricing
- Existing relationship with the lender
Existing Home Loan Borrowers: Is This a Good Time to Review Your Loan?
Yes. Even without a fresh repo-rate cut, borrowers paying a comparatively high interest rate should review their existing home loan.
A Home Loan Balance Transfer to another bank offering a lower rate could potentially help reduce:
Monthly EMI → Total Interest Cost → Overall Loan Burden
Before transferring, borrowers should compare the new interest rate, remaining tenure, outstanding principal, processing/legal charges and expected total savings.
New Home Buyers
For customers planning to purchase a home, current rates remain attractive compared with the higher interest-rate environment seen previously.
Instead of selecting a bank based only on the advertised lowest rate, borrowers should compare the effective interest rate, eligibility, processing charges, loan amount eligibility, repayment flexibility and service quality.
